All rentals are subject to a separate cleaning fee of $200, payable upon execution of the

At the same time, the Renter will pay a damage deposit of $250, which
will be applied to any damage or other liability of the Renter in connection with the
rental. If there is no such damage or other liability, The Center will refund the damage
deposit to the Renter within 30 days of the rental.
Other than the inclusions listed in the following section, equipment and materials needed
for rental functions (additional tables, linens, dishes, utensils, etc., including their
delivery and removal) are the responsibility of the Renter.
Inclusions
Rentals include, in addition to the specified Center facility, the services of an Events
Manager, who is on hand for the duration of the rental period, and the use of
approximately 80 on-site parking spaces. Hall rentals include Catering Kitchen facilities

the rental contract:
50% of the total projected rental fee •

Hours: The rental rate will apply from the time the building is made available to the renter
until the time it is released, including setting up and closing down. Provided no other
use of the space is committed in the meantime, the space may be made available for setup
during regular working hours, 10:00 a.m. to 5:00 p.m., Monday through Friday,
one day prior to the event at a $500 charge. Hourly fees apply after
5:00 p.m. As a courtesy, the space may be made available the day of an
event (for setup) during regular working hours, 10:00 a.m. to 5:00 p.m.
for a flat rate of $250. Hourly fees apply after 5:00 p.m.
Because The Center's facilities are located in a residential neighborhood, rentals will
not be permitted to extend past 12:00 midnight. The sole exception to this rule will be
New Year's Eve, when rentals may be extended to 1:00 a.m., at which time the building must
be vacated. Per city of Madison Ordinance: all music must end by 11:00 p.m.

Cancellations: For cancellations received two weeks or more prior to the rental date The Center will
retain a cancellation fee of $100.00. For canceling with less than two weeks' notice, the
renter will forfeit the full amount paid. Rescheduling will be regarded as a cancellation.
Liability:
The renter assumes full responsibility for any illness or injury resulting from the event
(including food poisoning and alcohol consumption) and for loss of property of any guest
or other person at the event. The renter also assumes full responsibility for damage to or
theft of The Center's history and art collections, equipment, and/or other property of The
Center caused by anyone entering the premises as a result of said event and will
compensate The Center for such damage or theft.
It is strongly recommended that the renter secure insurance coverage against all such
risks and supply an insurance certificate as an attachment to the rental contract. Failure
to obtain adequate insurance will not relieve renter of any of the responsibilities
referred to in this clause.
Violation of Ordinances:
The renter will neither conduct nor permit any activities conflicting with local or other
ordinances, including, but not limited to, excessive noise and the unlicensed sale of
alcohol, either directly or by charging admission to events where alcohol is served. The
renter accepts full responsibility for any violations, which, among other consequences,
may result in cancellation of the rental, in which case the renter will not be entitled to
any refund.
Smoking:
Smoking is not permitted in any area of the Madison-Morgan Cultural Center.
Catered Functions:
For functions that include food and/or beverage service, the renter will not hire a person
or company to provide the catering service without the specific approval of The Center.
Signage and Decoration:
Under no circumstances may anything be taped, glued, nailed, or otherwise attached to the
walls or floors of the Main Building or the Hall.
Publicity:
Advertising, printed announcements, and other publicity pertaining to a rental event must
make it clear that the event is not sponsored by The Center, and all such materials will
be submitted to The Center in advance for approval.
Right of Refusal:
The Center reserves the right, at its sole discretion, to refuse to rent its facilities to
any person or organization for any reason whatsoever.
